An unvented cylinder can provide excellent hot water pressure for busy family bathrooms, large homes and commercial premises. However, it stores water heated under mains pressure, so it needs the correct safety controls and professional maintenance. This guide to unvented cylinder safety explains what homeowners and landlords should look out for, when to arrange a service and why this is not a system to treat as a DIY job.

What makes an unvented cylinder different?

Unlike a traditional vented hot water cylinder supplied by a cold-water storage tank in the loft, an unvented cylinder is fed directly from the mains. This usually means stronger showers, better flow at taps and no need for a roof tank.

The trade-off is that the cylinder operates under pressure. As water heats up, it expands. A correctly installed system has several safety components to control that pressure and discharge water safely if a fault develops. These components are not optional extras. They are a central part of the installation.

In England and Wales, work on unvented hot water systems is covered by Building Regulations Approved Document G3. Installation and servicing should be carried out by an engineer with the appropriate unvented hot water qualification. Gas Safe registration is essential for gas work, but it is the G3 qualification that specifically covers unvented cylinders.

The safety controls your cylinder relies on

Most homeowners will not need to identify or operate every component. Knowing what they do, though, makes it easier to recognise why professional servicing matters.

The expansion vessel, or internal air gap on some cylinders, provides space for heated water to expand. Without it, pressure could rise unnecessarily every time the cylinder heats.

A pressure-reducing valve controls the incoming mains pressure to a suitable level. The temperature and pressure relief valve, often called the TPR valve, is a vital back-up device. It opens if the water becomes too hot or pressure becomes too high, releasing water through a dedicated discharge pipe.

You may also see a tundish – a small, visible fitting in the discharge pipework. Its purpose is to provide a clear air gap, allowing an engineer or occupier to spot water passing through the safety discharge route. It should not be boxed in, covered or altered simply to make a cupboard look tidier.

Warning signs you should never ignore

A cylinder does not need to fail completely before it needs attention. Small changes can point to an issue with the expansion provision, pressure controls or relief valves.

Pay particular attention if you notice water dripping or flowing from the tundish or an external discharge pipe. A brief discharge can happen in some circumstances, but repeated or persistent water should be checked by a qualified engineer. Do not assume it is just an overflow, and never cap, plug or block a discharge pipe to stop it.

Other signs worth acting on include inconsistent hot water temperatures, unusually hot water from taps, banging or rumbling noises, visible corrosion, leaking connections, low hot-water pressure, or water collecting around the cylinder. An immersion heater that trips the electrics or a boiler fault that affects cylinder heating also deserves prompt investigation.

If water is visibly discharging and is very hot, keep people away from the area. Do not touch the water, operate the relief valve or attempt a repair. Contact a qualified heating engineer as soon as possible. If there is a significant leak and it is safe to do so, isolating the cold-water supply may limit damage, but only if you know which valve to use and can access it safely.

Never tamper with safety valves

It can be tempting to turn a valve, remove a cover or tie up a dripping pipe when hot water is affected. That can make matters worse. Safety valves may be dealing with excessive pressure or temperature, and their condition cannot be judged properly by appearance alone.

Do not use tools on the valve, alter the discharge route or close off the outlet. A qualified engineer can identify the underlying cause and confirm that the system is safe to return to use.

How often should an unvented cylinder be serviced?

As a general rule, an unvented cylinder should be inspected and serviced every year, or in line with the manufacturer’s instructions. Regular servicing is the sensible approach even where the cylinder appears to be working normally.

A proper service is more than a quick visual check. The engineer should inspect the cylinder, pipework and valves; assess the expansion vessel or expansion arrangement; check the discharge route; and test the safety devices in accordance with the manufacturer’s guidance. They will also look for leaks, corrosion, poor water quality and signs that the thermostat or heating controls are not operating correctly.

The exact checks depend on the cylinder make, model, age and system design. For example, an indirect cylinder heated by a gas boiler has different associated controls from a direct electric cylinder using immersion heaters. Older installations may need particular attention where valves, insulation or discharge pipework no longer meet current expectations.

Temperature control: comfort without scalding risk

If every hot tap has poor flow or the system is losing pressure, it may point to a wider cylinder or mains supply problem.
